Ralphs, Simon
I joined Clarkslegal as an associate in September 2014. I trained with Forsters LLP where, upon qualification in 2002, I specialised in commercial property.
I advise on a broad range of commercial property transactions, acting for institutional investors, large retailers, property funds and landlords and tenants of all sizes. My client base also includes many international and multinational businesses with property interests in the UK.
Acquisitions and disposals
I frequently advise on the sale and purchase of freehold and leasehold properties. On acquisitions this includes co-ordinating title investigation and due diligence in connection with the purchase all types of property investments, including multi-let building and sites.
Development
I regularly act for landlords and tenants in negotiating agreements for lease with development obligations, including agreeing conditions on planning and construction.
Landlord and Tenant
For many years I have acted for both landlords and tenants negotiating leases of retail, industrial, leisure and office space. Through my work with a large restaurant operator and other large retailers and property funds I have dealt with lettings in many high street locations, shopping centres, industrial estates and business parks.
Investment and property management
Many of my clients acquire property for investment purposes and I provide clear advice on the terms of any existing leases and supporting documentation. I also assist with the ongoing management of my client’s property assets, including negotiating and agreeing supplemental documents where required.
Franchising
I have many years of experience in franchising having acted for a large restaurant operator in this area preparing and agreeing franchise documentation to facilitate their ambitious franchising programme.
Food and Restaurants
I am passionate about working with the food and restaurant sector and enjoy helping new and old clients in this area.
